We obtain all our information from the county that your property is located. This information is made public from the county assessor and recorder. I use an information company that is owned by a title company that collects the data from the county.
There are many variables in determining an offer price on land. Price is determined by size, location, sold comparables, taxable value, assessed value, access to the property, terrain, etc. We do our best to research each area to determine our best price for land.
This transaction can happen pretty quick. On average, from the first time we talk until you have a check is 7-14 days. Sometimes, if you need the money asap, we can do it quicker. We want to be respectful of your time and complete this transaction quickly, professionally and accurately.
NO. The offer price we agree to is the amount you are going to receive. We pay for the notary cost, mailing cost, paperwork cost and county recording fees to transfer the ownership title. Our goal is to make this really easy for you.
Typically, we do not. These are quite simple transactions that are easily, professionally and accurately handled by our staff. But there are instances when we would. If it is a large acreage property or has complicated ownership details, then we would open escrow and have a professional title company complete the transaction.
